No.1 Blackhorse Lane is the kind of project that shows how much Londoncan change without changing its postcode. The redevelopment transforms an oldoffice block into a new mixed-use scheme in Waltham Forest, bringing modernhomes and retail into a building with a completely new future.
Working alongside JJ Rhatigan, our team delivered builderscleaning and abseiling, helping prepare the development inside and out asit moved toward completion.

The scheme redevelops the existing building into 272 modern living spaces alongside retail units, creating a mixed residential and commercial project in a fast-changing part of London. The design was led by Allford Hall Monaghan Morris, with JJ Rhatigan & Company as contractor.
With internal areas and external elevations both moving through the final stage at the same time, the finish had to work across the whole building, not only the bits at eye level.


Turning yesterday’s office block into today’s living space means there is nowhere for tired finishes to hide. The inside had to feel ready for residents, while the outside needed to stop looking like it still had a swipe-card entry system.
Across the building, the aim stayed simple: make sure the new future looked better than the old office ever did.
At No.1 Blackhorse Lane, our builders cleaning and abseiling works helped prepare 272 living spaces and the surrounding elevations as the redevelopment moved toward completion. What used to be office space is now set up for a completely different kind of daily life.
