A New Town on the Thames

ROYAL WHARF - BALLYMORE

Royal Wharf was never one block with onetidy package. It was built as a whole new neighbourhood on the river, spanning40 acres in the Royal Docks and delivering 3,385 homes, a riverside walk, parkland, a primary school, a high street, and its own Royal Wharf Pier.Developed by Ballymore in collaboration with Oxley, it became one of EastLondon’s biggest waterfront regeneration stories.

Our role covered a bit of everything acrossthe wider programme: painting, builders cleaning, dry lining, aftercare,magic-man repairs, and abseiling across 2,000+ apartments.

Project OVERVIEW

More Than a Building. Basically a Postcode.

Royal Wharf brings together homes, amenities, public realm, and resident facilities on a scale that feels more like a mini town than a single development. The scheme includes 3,385 homes, over 5,500 sq m of landscaping, 24 acres of parkland, and resident amenities such as concierge service, gym, swimming pool, and landscaped riverside spaces.

OUR APPROACH

Takes More Than One Trade to Build a Mini City

Royal Wharf was not the kind of scheme where you turn up, do one package, and disappear. With a riverside pier, a high street, and a Clubhouse that includes a 25m swimming pool, hydrotherapy pool, sauna and gym, the finish had to work across apartments, shared spaces, and the outside of the buildings too.

More Than a One-Trade Wonder
From dry lining and painting to builders cleaning, aftercare, magic-man repairs, and abseiling, our role moved with the build rather than sitting in one corner of it.
Clubhouse Standards, Not Site Cabin Standards
When a development includes a 25m pool, hydrotherapy pool, sauna and gym, “that’ll do” is not much of a strategy. Shared spaces had to feel polished, calm, and ready for residents, not halfway through snagging.
The Thames Sees Everything
With a riverside walk, pier, and buildings fully on show, the outside mattered too. Abseiling and finishing works helped make sure the elevations looked as ready as the apartments inside.

Across the wider programme, the aim stayed simple: keep Royal Wharf looking like a neighbourhood people were ready to move into, not one still making excuses.

RESULT

A Whole Neighbourhood, Finished Properly

At Royal Wharf, our painting, builders cleaning, dry lining, aftercare, magic-man repairs, and abseiling supported more than 2,000 apartments within one of East London’s biggest riverside developments. In a 3,385-home neighbourhood with its own pier, parkland, and resident clubhouse, the finish had to match the scale. We helped make sure it did.
