The Bagel Factory is a 140-home residential development in Hackney Wick, designed by Hawkins\Brown, Buckley Gray Yeoman, and HWO Architects. The apartments were designed to reflect the area’s industrial heritage, with details like steel-framed windows, exposed brick-style features, and a palette that suits the old-warehouse feel of the neighbourhood.
On a project like this, the paintwork could not feel generic. It had to work with the architecture, not fight against it.

Hackney Wick has a habit of spotting anything fake from a mile off. When the whole scheme is built around warehouse character, steel windows, exposed brick tones, and a muted industrial palette, the finish has to look intentional.
