Hackney Wick With a Fresh Coat

The Bagel Factory is a 140-home residential development in Hackney Wick, designed by Hawkins\Brown, Buckley Gray Yeoman, and HWO Architects. The apartments were designed to reflect the area’s industrial heritage, with details like steel-framed windows, exposed brick-style features, and a palette that suits the old-warehouse feel of the neighbourhood.

OUR APPROACH

No Point Doing “Industrial Chic” Badly

Hackney Wick has a habit of spotting anything fake from a mile off. When the whole scheme is built around warehouse character, steel windows, exposed brick tones, and a muted industrial palette, the finish has to look intentional.

Walls That Knew Their Role
The painting package had to support the design, not overpower it. Clean light walls, balanced tones, and consistent finishes helped the interiors feel sharp without losing the industrial character.
The Brick Gets the Attention, the Paint Does the Work
Features like exposed brick and steel-style glazing naturally pull the eye, which meant the surrounding paintwork had to be clean, even, and properly controlled to let those details land the way they were meant to.
No Room for “That’ll Blend In”
Loft-style interiors are not very forgiving. Simple palettes and big windows have a way of making small imperfections look much louder, so the finish had to hold up properly under natural light.

Across the apartments, the aim stayed simple: make the paintwork feel like part of the design, not an afterthought.
